In LeadPro, you are able to track the source of leads, and which marketing campaign helped deliver that lead.
What are UTMs?
'UTM' stands for 'Urchin Tracking Module'. UTM codes can be added to the end of regular URLs, in order for us to track specific information about where the user came from, whether it be through PPC, social media, Google local etc.

These UTM parameters help us track our marketing efforts, and understand what’s working or what can be improved.
To keep things simple, we’re going to use UTMs at their most basic form with just source, medium and campaign.
Here’s an example of a UTM link being used on the TPFG website:
https://thepropertyfranchisegroup.co.uk/?utm_source=brochure&utm_medium=print&utm_campaign=landlord-offer
The normal way...
Setting up a UTM is simple when you understand what needs to be updated, and what must remain.
Firstly you need to choose the URL where you want to send traffic, this may be your branch page, a property page, or link to book a valuation (whatever link you want to share).
You then need to add this string of text at the end of the link:
?utm_source=blank&utm_medium=blank&utm_campaign=blank
Finally, you just fill in the blanks with the relevant source, medium and campaign, copy the whole URL and the tracking link is ready to be shared!
The cheat code...
Fortunately, there's a much simpler, and quicker way to build out UTM links which takes away the guess work.
First of all you’ll need to visit the following website:
https://ga-dev-tools.google/ga4/campaign-url-builder/
Once the site loads, you’ll notice a form where you can enter the website URL, campaign source, campaign medium, and campaign name. There's a few other options on the page but don’t worry about these.
Once you’re happy you’ve added everything, you can scroll down the page and your UTM link will be there ready to copy and paste.
Building your link for LeadPro Tracking
To work seamlessly with LeadPro it’s essential to follow the below structure when creating links.
Please use this as a guide when building any form of trackable link:
Journey | Source | Medium | Campaign |
Email (i.e Brief your market) | “bym“ | “email” | Name the campaign and add |
Paid social (i.e facebook ads) | “linkedin” or “facebook” or “instagram or “x” | "paid” | Name the campaign and add |
Organic social (i.e anything social not paid) | “linkedin” or “facebook” or “instagram or “x” | “organic” | Name the campaign and add |
Print (i.e anything printedl) | Insert type of print i.e 20-20, flyer, poster etc | "print” | Name the campaign and add |

Tracking your UTM links in LeadPro
1. Click ‘Columns’ in your LeadPro dashboard.
2. Selected columns will be hidden, so you need to deselect ‘Journey’ and ‘Campaign’ to see these on your LeadPro dashboard.
Journey: Defined for you by the digital team.
e.g IF source = ‘bym’ and medium = ‘newsletter':
THEN Journey will show as ‘Email’
Campaign: what you set as the ‘campaign’ UTM.
You can filter leads based on their Journey or Campaign by clicking the filter symbol:
